Step 4: Contract Signing
Stylemaster Homes use the recommended Housing Industry Associations “Plain Language New Home Construction Contract.”
With a contract comes many responsibilities for both parties and as we want you to move as efficiently as possible from a signed contract to site commencement and handover of your new Stylemaster Home, it is important to realize what some of those key obligations are;
OWNER OBLIGATIONS
- Provide your lender with a copy of your signed contract as soon as possible so they can complete your finance application while we await building approval.
- Lodge your house plans with the land developer to obtain covenant approval.
- Book and complete your tile and kitchen selections (see colour pack for further details)
- Book and finalise your colour selections with the “Interior Colour and Design Team” from Stylemaster Homes.(Note; We cannot commence onsite until all selections have been finalised.
- Arrange an “Authority to Commence Construction” from your lender as soon as the building approval has been received and the appropriate documentation sent to
the lender with unconditional finance approval.
- If you are personally funding the project and there is no financier, please provide bank statements or written verification from your bank confirming that sufficient monies are available to meet the cost of construction
- Provide Stylemaster Homes with evidence of land ownership such as a copy of the title deed, transfer notice or current rates notice.
- Provide any additional detail requested under the contract by the owner to the builder.
- Provide any additional detail requested by the builder which may be required to process the building and/or plumbing approvals.
- Pay the balance of 5% deposit as requested – if full 5% not available, discuss alternatives with the office.
Providing all of these items can be completed within the nominated timeframe under the contract, a price review can be successfully avoided.
BUILDER OBLIGATIONS
- Finalize all plan details and lodge application with Certifier/Council for building/plumbing approvals.
- Process owner selected Kitchen, tile and colour selections including any resultant variations to contract.
- Forward Building approval and Builders Insurances to your financier.
- Issue internal “Authority to Commence Construction” following completion and satisfaction of all owner obligations having been met.
- Stylemaster Homes scheduling department raise bill of quantities and place all supplier and sub-contractor labour orders in preparation for on-site commencement.
- Administration department prepares Building Supervisors file and the job is programmed into the system by the Building Manager.
- Construction will commence within 20 working days of having received an “Authority to Commence Construction” with your build time calculated from commencement on site.
- Provide you with a “Building Cycle Calculator” to monitor progress and an invitation to meet your Building Supervisor at various stages of completion.
- Provide a minimum of two (2) weeks notice of scheduled handover and assist in the administrative processes to ensure a smooth and worry free transition.
- Provide ongoing customer care, assistance and advice throughout the 6 month maintenance warranty and structural warranty periods.
