Step 2: Selecting your Block of Land
The purchase of an appropriate block of land is vital to the overall price you will ultimately pay for the completed “turn-key” landscaped project.
On a standard residential flat block of land up to 800 square meters in size, remember to budget up to $30,000 for turn-key inclusions such as;
- Floor Coverings - Carpet, tiles, polished floors
- Flyscreens and Security doors to all windows and opening door units.
- Window furnishings - Venetian, roman or vertical blinds, shutters, curtains etc
- Reverse-Cycle Air Conditioning - Ducted or Split System
- Perimeter Fences/Gates - Colourbond, timber lapped and capped, post and rail etc.
- Driveway and Paths - Paved, stenciled, stamped or exposed.
- Turf & Landscaping to the remainder of the site including clothesline and letterbox
Note; A sloping block of land that has in excess of 1.0 meter site fall (slope) across the block can cost thousands of dollars extra in retaining walls!
If your new home cannot be built on a concrete slab due to site conditions or excessive site fall it will cost you many tens of thousands of dollars in modifying the foundations to incorporate bearers and joist construction. (This means that the floor level of the home is raised above the natural slope of the land and built on brick or steel support posts.)
Before purchasing your block of land, we can offer advice on areas such as; soil test, contour surveys, earthworks, rock excavation, driveway gradients, retaining walls, fencing, restrictive land and building covenants, contracts, building agreements, floor level heights and flood zones, building in bushfire areas, noise and acoustic requirements, energy consumption and “star” ratings.
